Roseworthy has been identified for some time as an ideal location for residential expansion. Specifically, the township was nominated as a major growth precinct in the 2010 ‘30 Year Plan for Greater Adelaide’ to contribute to the growth of metropolitan Adelaide. The town has a good capacity for expansion to accommodate additional residents supported with appropriate levels of social and physical infrastructure and employment opportunities.

To facilitate the orderly expansion of Roseworthy, and thus metropolitan Adelaide, the Roseworthy Township Expansion DPA was undertaken to rezone the land for suburban development. This policy amendment was approved and gazetted in 2016.

Following the rezoning, Holmes Dyer prepared a Master Plan for the St Yves Estate to deliver a fresh and vibrant community that sets a new benchmark for development in Adelaide’s North. Surrounded by refined landscaping and attractive parks, St Yves aims to offer a yield in order of 850 new residential allotments which will deliver a contemporary mix of housing choices. The estate will include a new town centre and community hub which brings retail and educational facilities to the one location, encouraging both private and public activations along with high quality public spaces.

Numerous Development Applications have been prepared by Holmes Dyer to facilitate delivery of the first phase of residential allotments, establishment of grounds in association with the new school, and the development of the new town centre.

Approval has been granted for the construction of the first stage of the new town centre, marking a significant milestone in the establishment of St Yves as a premier residential destination.
