Holmes Dyer was engaged by Kingston District Council to prepare a concept for surplus land owned by the Council at Cooke Street, Kingston SE.

The subject land is only a short distance back from the foreshore and abuts the Kingston Golf Course on two sides, providing for an extensive frontage and outlook to the fairways, greens and surrounding plantings. The site also abuts a recent high-quality subdivision that has provided land and housing to the local market over the last few years, providing immediate road and service connectivity, as well as a recognised marketing address for the project.

Holmes Dyer has undertaken a supply and demand analysis for Kingston SE to understand product types, lot sizes, prices, and rates of sale in the locality over the last 10 years. Further, we have received advice from civil engineers regarding the efficient delivery of roads and services to the subject site in order to inform design solutions for the site.

Management of stormwater and sewerage have been particular foci, given the lack of consistent gradients across the site and the probable need to rely on stormwater infiltration on the sandy soils, and on-site sewerage disposal. The larger lots facilitate this approach.

Lot sizes vary from 700m2 to 1,200m2 for those near the existing urban area and the golf course, where the design maximises the benefits of that proximity. In areas further away, lot sizes range up to 2,000m2. This offers potential buyers a diverse selection of allotment sizes and price points, catering to those who need extra space for boats, caravans, trailers, and work sheds.

Road alignments have carefully retained significant trees and the placement of frequent reserve areas coincides with the site’s low points, providing opportunity for stormwater collection, detention, and infiltration.
