This study provided an understanding of the broader benefits of delivering a rail extension to the Port Dock Station. Experiences from around the world have demonstrated that the investment in key public transport infrastructure can have major positive consequences for investment in the surrounding locality, with improvement in public services and facilities, access to new retail and commercial outlets, provision of new housing and employment floorspace, and public realm upgrades generated as a result of more people living, working, and recreating in the area served by the new station
Based upon our research, investigations, and assumptions, this report predicted the consequences for development activity in the Port Adelaide Centre arising from the delivery of the Port Dock Station and rail spur.
Growth impacts have been measured in terms of:
- Development activity;
- Population growth;
- Permanent employment growth;
- Construction value;
- Direct and indirect construction employmentl and
Other identified consequences include:
- Increased housing supply and mix;
- Model shift towards public transport with implications for reduced traffic congestion, air and noise pollution;
- Improved health outcomes;
- Better activation of station precinct, with improved safety and surveillance; and
- Increased accessibility for disadvantaged groups.
