Menangle Due Diligence (NSW)

Holmes Dyer undertook a comprehensive due diligencefor a 233 hectare site at Menangle which involved the following:

  • Evaluation of site characteristics and definition of areas of developability
  • Review of surrounding context to understand land use patterns, traffic movement, service infrastructure availability, view sheds, environmental corridors, riparian corridors and flood risk impacting the site
  • Coordination and synthesis of consultant team investigations addressing servicing, access and movement, wildlife corridors and vegetation protection
  • Preparation of a number of alternative approaches to development of the site, including the capture of a range of employment and commercial opportunities to improve community self sufficiency
  • Review of the current policy context and the avenues available to progress the rezoning of the site
  • Consideration of staging options to manage coal seam mining in the locality
  • Product and yield analysis to input into the feasibility assessment
  • The investigations ultimately provided supporting documentation for the Planning Proposal for the site.

Subsequent work has included the preparation of design concepts that demonstrate opportunities for the introduction of affordable housing and increase overall housing yields.
