This project involved the delivery of a large scale 4-star hotel and apartment building, together with a restaurant, conference facility, bar and concession outlet.
Holmes Dyer provided comprehensive advice to the landowner from the inception of this project through to approval.
Key tasks undertaken by Holmes Dyer included:
- Identifying a preferred approach strategy for the project;
- Presenting to the Government to secure Major Development status for the project;
- Providing design criteria for the building’s massing, location, site access arrangements, screening
requirements, and management of overlooking and overshadowing, as well as built form relationships with surrounding buildings; - Preparing the Major Project Development Report, which includes a comprehesive analysis of the site and locality, impacts on surrounding land uses, strategic context, and planning provisions compliance;
- Analysing tourism, economic, and employment
impacts; - Coordinating consultant inputs into the Development Report;
- Conducting community consultation and responding to issues raised during the public exhibition process;
and - Negotiating and responding to information requests from the Government and Council.
