Kempsey Affordable Housing Project

Holmes Dyer has delivered site concepts, floorplans and elevations for a number of sites in Kempsey for a not for profit community housing provider. The sites have been made available by the Land and Housing Corporation (LAHC).

Concept preparation has involved the following key steps:

  • Understanding of client (and occupant) needs
  • Appreciation of the local market context
  • Understanding of the Planning Scheme requirements (Local Environmental Plan / Development Control Plan) for each site
  • Discussions with Council staff to understand attitudes towards a range of design factors and planning criteria

Alternative design options were then prepared for each site and tested in terms of their relationship to neighbours, overshadowing, overlooking, setbacks, site access and street appeal, as well as optimum yield delivery.

Designs have delivered 1, 2 and 3 bedroom dwelling products in a combination of apartments, attached and detached housing, with reduced car parking provision reflecting the site’s accessibility to facilities, public transport, and low car ownership levels among target tenant groups.
