Golden Grove Master Plan and Residential Concept

Holmes Dyer has undertaken a comprehensive analysis of a 120 hectare site at Golden Grove to establish its suitability for urban development.

The investigations included evaluation of the following:

  • Topography, slope and buildability;
  • Vegetation, native species and protection requirements;
  • Fauna, habitat and wildlife corridors;
  • Indigenous and European heritage;
  • Noise and air quality, including the impact of an adjacent quarry;
  • Contamination risk;
  • Service infrastructure availability and augmentation;
  • Stormwater management, detention and biofiltration;
  • Traffic and transport, including intersection and road upgrades; and
  • Market advice, yields and feasibility.

Holmes Dyer managed the input of the consultant team, evaluated relevant policy settings and rezoning requirements, prepared an overall Master Plan for the whole site (2,000 lots) and concept plans for the first two major precincts, determined the assumptions and inputs into the feasibility study, and prepared a comprehensive report as the basis for a decision to proceed with the project.
