Holmes Dyer has designed a seven dwelling apartment and housing project for Community Housing Limited (CHL) to provide affordable rental housing for their clients.
The project involves the redevelopment of a 970m2 site formerly occupied by two dwellings.
The design delivers a number of features for its intended occupants, notably two good sized bedrooms, combined kitchen, dining and living space as well as independent dwelling access with no combined building areas despite the residential flat / apartment typology. This has been achieved by providing independent access to each upstairs dwelling.
Key site and locality design features include:
- Front setbacks consistent with neighbours
- Side setbacks to all boundaries
- Building locations to minimise overshadowing
- Use of high level windows in selected façades to avoid overlooking
- Consolidation of site access into a single driveway
- Common car parking area to reduce area committed to parking
- Provision for bins, storage and rainwater tanks in convenient but secluded locations
- Provision of dedicated open space and/or large balconies suitable for entertaining
- Protection of existing street tree and removal of one driveway crossover to provide more on-street parking
- Attractive contemporary design which provides a strong street presence
