Brompton Village Master Plan and Rezoning

Holmes Dyer was engaged to seek the rezoning of an 11.4
hectare parcel of land at Brompton (adjacent to Bowden
Village) to facilitate medium to high density residential
and mixed use development.
Holmes Dyer coordinated the input of numerous
sub-consultants addressing site contamination and
remediation, service infrastructure, stormwater, traffic and
transport, and conducted comprehensive investigations
into urban form, overshadowing, overlooking, open
space development, streetscapes and cross-sections. We
prepared three dimensional models to demonstrate how
impacts on surrounding land would be mitigated through
heigh and setback controls. The outcome involved the
potential yield of some 1,300 dwellings and commercial
floorspace from the site, utilising a combination of
townhouses, small lot houses and low-medium rise
apartments. The master plan was modelled in three
dimensions.
Holmes Dyer set up the rezoning process which was
subsequently taken over by Council but utilising much of
the research and policy formulation by Holmes Dyer.
We subsequently prepared applications for some 900
apartments and townhouses across 5 of the large sites,
involving preparation of concept plans, designs, and
supporting documentation. These concepts strongly
aligned with the master plan prepared for the site.
